Explore the stunning landscapes around Ullswater and revel in the comforts of one of our finest holiday homes. A true Lakeland farmhouse built in the warm-looking red stone common to this part of our region, your hospitable homestead dates from the 19th Century and has been lovingly restored to produce a first-class retreat for discerning Lakelovers.

A judicious eye has informed the style here, melding original features with fresh décor and thoroughly modern comforts. A sumptuous sitting-room boasts a toasty wood-burning stove to warm your evening gatherings, and a separate 'snug' gives you cosiness and a little alone-time.

The rather fabulous kitchen and incorporated dining area, with its substantial farmhouse table, is sure to become central to your stay, a great place to enjoy those all important social mealtimes, while the bedrooms and bathing facilities are pure class- you'll be in heaven reclining in the feature free-standing tub in the first-floor bathroom! Your spacious yet cosy property is complemented by an equally hospitable garden.

This encircles the house and is pleasingly private, being bordered by mature trees and hedgerows. The extensive lawn makes a fantastic area for family games or eating outside, and, of course, for just lying back and soaking in the sun!

The sweeping farmlands surrounding Home Farm House soon rise to the romantic slopes of the Lakeland fells, and all manner of adventure awaits you here. Keswick, with its bustling nightlife and endless attractions, lies not far away, and with it the Northern Fells, inviting you to conquer Skiddaw or the dramatic 'Saddleback', Blencathra, or wander the undulating ridges of Cat Bells above serene Derwentwater.

Lovely rural farm cottage in the perfect location for the Lakes but only 10 minutes from Penrith. Had everything we needed and was very comfortable. Thank you very much Kate!

The property was overall a great stay and facilities were perfect for us. The hamper and welcome package were also greatly appreciated.
Beautifully appointed cottage in a fantastic location for touring the Lakes. The beds were sumptuous and the baths and showers luxurious. Our dogs both loved the lovely large garden that was full of birds. The highlight of the week was the little red squirrel that visited us everyday for hazel nuts very kindly supplied by the owners. Thank you for a lovely holiday experience.

The property was just about perfect! The only two things we would suggest to improve it were a a roasting tin to cook in the oven b some small hooks in the bathrooms to hang up clothes, shower hat etc.
We had a couple of issues at the time of year we went. The first was that bringing the sheep down close to the house meant the house was full of flies. I mean, so many flies This can be avoided by not going in the height of summer I guess! Secondly, the garden is NOT dogproof. If you have a dog who likes to escape then there are a ton of holes evidenced by waking up to sheep in the garden!. This meant we had an anxious week worrying our dog would escape into the sheep field and cause issues. In the end, we kept him on a lead all week, but still, not good and much of a worry to my mum. The beds were wonderful, the house itself was lovely, and the location was perfect. I just can't in all conscience give the place a 5 given the flies but most importantly the fact that we booked this place as a dogfriendly venue. I would recommend maybe a nonsummer stay... maybe when there are no sheep, and maybe without bringing the dog.

We had the most marvelous stay at Home Farm House. Kate was so easy to communicate with. The place was just as lovely as the photographs on the listing and each of us loved our bedrooms. The garden was so beautiful as were the fields surrounding it. The place was so clean and had everything we could want. We definitely hope to return for another wonderful stay.
Amazing stay at home farm house. Such a beautiful location and house. The garden was big and clean and perfect for the kids and dog! Lots of Easter egg hunts! the house was really clean, great size, comfortable beds and well equipped kitchen! We loved it. Brilliant location for seeing all of the Lakes. Easy access to everywhere. Really quiet peaceful road only the sound of sheep and birds bliss. Thank you so much. Only note that doesnt need publishing could have done with tea bags coffee milk for when we first arrived was a long journey! And more dishwasher tablets and bin bags.
Amazing house and in the perfect location that was a 10 minute drive to Ullswater! The house was warm and cosy with plenty of room for our dogs in the spacious garden! Can highly recommend and will definitely be returning in the future

Home Farm House was perfect! The location enabled the family to visit the north lakes with ease and then escape back to rest and tranquility! We were all impressed with the attention to detail all rooms were presented with care and colours but it still felt homely. The dogs enjoyed the enclosed garden space but I think they also kept the red squirrels at a distance. Hoping to book another stay next year, highly recommended. Thank you Kate, it was a pleasure to meet you.

A fantastic week in a beautiful home. Dogs loved the great garden to run around in. All needs catered for in the kitchen. Managed to cook a full Sunday Roast no problem. Granny Dowbekins Tearooms in Pooley Bridge seen us every day. Online Sainsburys delivery. Welcome gift much appreciated especially fudge. Look forward to a revisit.

We have spent a wonderful week in this beautiful cottage. The weather was fairly kind to us during the week Enjoyed many lovely walksrevisiting one of our exceptional favourites Castle Cragg and climbing Catbells for the first time we can recommend The Horse and Farrier in Dacre and The Linghom Kitchen, for yummy food. I was lovely returning to the cottage to spend sunny afternoons and evenings in the peaceful garden Ruby especially loved it. Hopefully we will return!

We have just spent the most amazing two weeks at Home Farm House. The owners have restored it to a very high standard and it was immaculate throughout. We also had two weeks of wall to wall sunshine too, which made our holiday complete. We would definitely recommend.

This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Rydal Mount & Gardens - LA22 9LU
about 13 Miles
Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.
Lake District Wildlife Park - CA12 4RD
about 14 Miles
We love this day out in Cumbria where you're encouraged to "take a fresh look".  Some of the amazing animals you will get to see include the only Canadian Lynx in the UK and you will have the opportunity to help their Lynx Conservation Project.  The Asian Fishing Cat is also well worth a look - these cats are known for diving under the water and catching fish!  Other activities include fantastic flying displays and play areas for the little ones...
Tullie House Museum & Art Gallery - CA3 8TP

This is a museum and art gallery in one and will suit those looking for an educational and cultural day out.  You can explore the fantastic art collection including Fine Art, Decorative Art and Textiles.  If you love nature then this aspect of Tullie House will appeal. The museum holds large and important collections of zoological, botanical and geological material. And for lovers of history there is plenty to wet your appetite here. Tullie House collects a wide range of historic materials including objects, ephemera (printed material), photographs and associated information files.  We think this museum and art gallery are excellent value for money as well.
