On the grounds of the owner's farm where you can watch cattle and sheep frolic in the fields as you soak up the beauty of your rural surroundings, this beautiful barn conversion is a fantastic choice for families or groups of friends in pursuit of a countryside adventure.

Sitting in Grindleton near to Chatburn, you can find the stone-built cottage settled down a single track lane in an idyllic position; park up outside and enter the feature glass-fronted porch before making your way into the inviting sitting room to light up the woodburning stove and begin your relaxing retreat amidst your loved ones as you sink into the sofa with a refreshing beverage in hand. Move through into the kitchen/diner where everyone can gather around the table to keep the chef of the group company, the kitchen area hosting every essential for a self-catered stay, with a handy dishwasher to assist too!

Also on the ground floor you can find a convenient utility and also a shower room, with a family bathroom on the first floor too, giving you a choice of how best to prepare for your day. Find the three beautifully-presented bedrooms on the first floor too, made up of two king-size rooms each with their own en-suite shower room and a separate twin too, which can be made into a super king-size double bed on request, each room boasting rustic beams and a stylish interior.

Wow! What a superb barn conversion. Spacious, comfortable and beautifully appointed property in a stunning rural location. The views from the barn were amazing and we spotted so much wildlife. The perfect spot for a family getaway over Easter! The owners were absolutely lovely and made sure we had everything we needed. The property itself was fantasticimmaculately clean, beautifully maintained, and so well equipped that I felt like I was in my own kitchen! It felt incredibly safe, and the kids had a blast running around and exploring outdoors on sunny days. On the rainy ones, there were plenty of puzzles and games to keep us entertained indoors. Were already looking forward to coming back in the future!

The barn is beautifully situated in a peaceful and scenic location, perfect for a relaxing getaway. The accomodation itself is modern, clean, and well equipped with everything you could possibly need. The beds were comfortable par excellence, and the views from the bedroom windows are breathtaking. The outdoor area was equally impressive, with lots of space for the kids to run around, sturdy outdoor furniture and a stream flowing by which provided a tranquil setting. Grace and John were extremely welcoming and attentive, ensuring we had everything we needed for a comfortable stay. Hill Brook Barn is the most beautiful property full of charm and character. Every need is thoughtfully catered for and it is spotlessly clean,comfortable and cosy including the most comfortable mattresses.With great attention to detail in the furniture and furnishings it is a pleasure to sit in such a lovely homely space. The setting is stunning.Surrounded by countryside we could watch cows,pheasants,swallows and even three deer who came to visit. The area has lots of interesting places to visit and our 3 night stay was not enough so we will look forward to returning. Grace the owner was a lovely host,warm,friendly,welcoming and helpful.Nothing was too much trouble. Cant wait for our next visit.

An absolutely stunning property, located behind a farm in peaceful surroundings. The scenery from this property is beautiful and you can happily spend hours watching nature and the weather. There are pleasant views of Pendle Hill to be enjoyed. The cottage is a superbly finished barn conversion with all the amenities you would require for a relaxing break. The owners are on the farm and are very welcoming and helpful. We will almost certainly return as this is the perfect location for a quiet, peaceful and enjoyable holiday.

The property is really well appointed and situated in a lovely quiet secluded rural location. It is was very, very clean and has everything you need. Copious hot water, dishwasher, washing machine, sunny patio, sun beds and much more. The hosts, Grace and John, were most attentive and extremely helpful. There are numerous good restaurants and pubs near by. Lovely walks through super landscapes. We stayed with our daughter and grandchildren one of which is a toddler and everyone was catered for with games and stairgates etc. I am only too pleased to recommend this property.

We loved every minute of our stay at Hill Brook Barn. Beautifully decorated and furnished, well equipped, spacious, spotless and super comfortable beds. We received a lovely welcome from Grace who made us feel comfortable and enjoyed our chats. There is lots of information available of places to visit and activities within the area. The spacious patio area, with table, chairs and sun beds enabled us to soak up the fabulous views from the barn and watch the farm animals in the neighbouring fields. We visited Sedbergh, Clitheroe, Holden clough garden centre, Shackletons and even went spinning at Clitheroe Leisure. We will definitely visit again.

We had a great time , The barn is in a beautiful setting, surrounded with sheep and wild life. You are close enough to amenities, so the best of both worlds, The host was great too, she made sure that everything was in working order and that we had everything we needed. A very comfortable and well equipped cottage with a first class host and breathtaking location. We consisting of my husband, me, my PIL and our little boy spent 1 week at Hill Barn Cottage. All of us had a fantastic time even though weather had not been very kind. My little one spotted a curlew right outside of the kitchen window!!! The cottage has everything you can reasonably need. Lots of space. The beds were amongst the most comfortable we have ever slept in. If we return to the area, Hill Brook Barn would be our top choice for sure.

Lovely barn conversion in an idyllic location very isolated. Well equipped and very comfy beds. We had a lovely time despite the weather and would definately recommend to family and friends. Would suggest some sign posts from the school to guide you onto the right tracks, we arrived in the dark and found it difficult to navigate the directions.

We loved our stay at Hill Brook Barn. It is very remote and if we hadnt had a week of howling winds it would have been very peaceful! Grace was very helpful and easy to get in contact with. We have just returned from our second visit this year to this fantastic barn conversion, the fact that we have been twice in one year and we are already looking at booking for next February should tell you how wonderful this place is. Hill Brook barn is so comfortable , the cottage is finished to a wonderfully high standard and is spotlessly clean throughout, the surrounding area is glorious with so many wonderful walks in all directions and views that simply go on for miles. The owners Grace and John are on hand if you require any information on the area or the cottage and are both such lovely people to chat with , we loved having a cuppa with Grace chatting about the surrounding areas and life on the farm. Book Hill Brook farm I guarantee you will love it and like us be gutted when its time to leave but excited for our next visit ! James

I would 100 recommend this holiday property. It is a beautifully converted barn comfortable, exceptionally clean, modern, charmingly furnished and well equipped. I did not want for anything. The views and location are breathtakingly stunning. I grew up in Grindleton, where this barn is, and it was the perfect location from which to revisit the place which I love and call home. The owners were extremely welcoming, friendly, helpful and great company, going out of their way for me who was visiting on my own. If you want wonderful walks, relaxation and wildlife I have photos from the kitchen windows of the hares, deers, pheasant and, of course, cows and sheep this is the perfect place. Plus, the Ribble Valley, Pendle Hill and the lovely surrounding villages and abundance of gastro pubs are a perfect backdrop to any holiday. The Ribble Valley is known as the food capital of the North! I felt like I was truly back at home, and I cannot wait to come back. Melanie

We found the location, size and facilities perfect for our group. The property was very well equipped and comfortable as well as being roomy with plenty of bathrooms! The barn is in a quiet, fairly remote spot up a rough track after going through the owners farmyard etc so a little tricky to locate first time but no problems after that. Great walks, pubs and gorgeous scenery all around the area. Ideal if you fancy getting away from it all!!!

Without a doubt, the best holiday home we have stayed in. Everything about the accommodation is quality. We took away two young children and their parents and it was ideal. There was so much provided for their amusement but because of the house's layout,we were never worried that might break something or get hurt. Not a place to go if you want to live the high life, but if you want serenity, magnificent views and some good pubs and restaurants nearby, you won't be able to improve on this. And a word too about the warm welcome and readily available advice from Grace, the owner. Marvelous!

What a wonderful barn conversion this really is , we have just returned from a glorious week at this wonderful cottage , so comfy with everything you require for a relaxed holiday , spotlessly clean and finished to a very high standard , I simply cannot recommend this place highly enough , the location is stunning with views for miles in all directions , so peaceful, total down time. The owners live in a farm close by and Grace simply cannot do enough for you , making sure you are happy with everything in the property and also giving you local information on the area and places to visit, All in all simply wonderful 10 out of 10. Really well setup barn conversion. Everything you should need, at top spec. Exactly as described, or better. Wonderfully warm in autumn with the mixed weather we had, the log burner was not wantedneeded some evenings. It is as described isolated, completely quiet. The single track access route was not an issue at all but c.a mile off the public road and for those wanting complete get away from it, perfect. I checked instructions given and then found the barn, and route to it on 'Google maps' . In the dark there might be uncertainty that you are on the right track and be confident as you drive right through the big farmyard. Worth checking out on google maps or Whatthreewords with 53.917,2.363 or printing.obtain.haven respectively for the location of barn and work backwards to the new school of Bowland High which you drive around the back of from public road. The map location on the Website is a fair bit wrong and a postcode map search in this sort of rural area just doesn't work for locating property. Host ever helpful when needed and directions for arrivalhelp should not be an issue.

For rest and relaxation the cafe is ideal serving hot drinks and snacks with a lovely view over the pond and wildlife feeding station.
