A warming woodburning stove makes this a cosy spot to unwind, while the generous layout allows your group to cook, dine and relax together with ease.

Large windows bring in countryside light and views, enhancing the calm and restful feel throughout. From the main living space, a short staircase leads down to a beautifully presented ground?floor bedroom with Smart TV, accompanied by a sleek shower room.

The remaining three bedrooms are on the first floor, each thoughtfully styled and finished to a high standard. Expect soft textures, tranquil colour palettes and charming rural outlooks — a peaceful place to rest after your day’s adventures.

A contemporary family bathroom with both bath and walk?in shower completes the accommodation. Outside, the enclosed garden provides a lovely private space to enjoy the scenery.

After exploring the local area, step into the hot tub and take in the quiet surroundings, or settle into the outdoor seating with a morning coffee and the sound of countryside birdsong. We had a wonderful time at the barn. It was perfect. Beautifully decorated, immaculately clean and in a beautiful and peaceful location. The hosts were kind and helpful and nothing was too much trouble. We have already booked to return in 2027 and cant wait.
We had such a lovely stay here. The games barn was a brilliant addition and the accommodation was perfect for what we needed. The owner was very friendly and helpful too. Would definitely recommend!

My family is special and to spend the weekend at Barn cottage was an exceptionally great time for bonding we had a great time eating and playing snooker in the games room the home was outstanding with a beautiful log burner in the lounge kitchen magnificent and every bedroom was to die for and the top item for my step daughter and grandchildren and their partners was the hottub. Looking forward to returning soon.
Lovely accommodation, the barn, the views and the hot tub were amazing. Extra bonus it had a huge games room for us all. In an ideal location to go do some walking in the peaks. Great communication with the owner Liz. Some lovely memories made with a group of friends. Would definitely rebook and recommend.

The property was immaculate and so well looked after. It has everything you need and more it's very clear the owner cares deeply for the place. I've stayed at both locations now and can say they are both lovely and would 100 stay again. I would like to book both places as it's possible to have them joined making it a great stay for up to 16 people.

This cottage I cannot recommend highly enough. It is fabulous. Nothing has been scrimped on when doing the place up. Quality kitchen and appliances, which is fully equipped. 4 bedrooms which are all very comfortable. 3 ShowersBathrooms which are beautifully fitted out. Plenty of parking, and a private hot tub, plus there is also a games building with a full size snooker table. The place was fully decorated for Christmas for our Christmas stay. 5 star quality accommodation.

WOW!! Literally one of the best holiday homes Ive ever stayed in . This was a weekend break for myself, my daughter and nieces and one of their close friends to meet up they live all around the world and celebrate a 30th birthday. The house was furnished to an exceptionally high standard. Every possible thing you could need in the kitchen. Super comfy lounge area as part of a big open plan room, so we were all together whether relaxing or busy in the kitchen. Bedrooms were super well presented and extremely comfortable. Fabulous bathrooms, powerful showers, plenty of hot water. Hot tub outside the back door with a beautiful view, hot tub towels provided was an extra bonus. And the games room was enormous with such a variety of games! Yes it was cold in there in an old barn but the heaters really helped and we really didnt feel the cold when moving around playing the gamesand it was Baltic outside. Had a good walk one day a couple of miles to a local pub and had food there. The home is isolated down long narrow country lanes, perfect for escaping the madness of every day life, with only the sound of cowssheepbirds outdoors. And the house was so quiet, there was a family next door and if we hadnt seen them we wouldnt know they were there, it was silent. Lovely welcome pack from the owner was much appreciated, prosecco , snacks, eggs etc. Would love to return to this beautiful home with a group of my own friends, a more mature group but the house would be perfect for us
We stayed as a group of six and the cottage was perfect for our weekend. It felt homely as soon as we walked in and everything was finished to a really high standard. The Christmas decorations were an unexpected bonus and set the mood for the relaxed festive weekend we wanted mulled wine, food, Christmas films and the hot tub. The bedrooms were comfortable and spacious, and the log fire was a highlight. We couldnt have asked for a better place to stay. Highly recommend.

Amazing property! No expense spared when renovating this property. Decorated with taste and comfort. Kitchen stocked with everything you could need. A real home from home. The garden is beautiful with amazing views. No negatives with the property. Just wished they allowed dogs as would 100 return. We stayed as 3 couples for birthday celebrations. Perfect stay all round.

I had an incredible stay at Small Lane Barn. The blend of rustic charm and modern amenities was perfect for our weekend getaway with friends. The owners are extremely communicative and provided lots of really great information as well as answering any questions we had promptly. The addition of the jacuzzi provided the ultimate relaxation after a day of exploring. And the games room was a fantastic bonus, keeping everyone entertained with a variety of activities. The peaceful surroundings made it a perfect getaway. Highly recommend for anyone looking to unwind and have fun. Thank you we have already recommenced you to relatives and are looking for and excuse to come again.
What an absolute gem of a place Liz & Rueben have . We had a lovely time in the cottage everything was top notch from the crockery to the furnishings. So much so we got home and booked again for next year ! There are plenty of places to visit around the cottage too . The icing on the cake was the first afternoon a hare came into the courtyard.

The Barn was wonderful. Its extremely well fitted out, everything was there, it was a real home from home experience. The games room and hot tub were just amazing, plenty of things to keep us entertained and in a wonderful environment. It really was a great location too, plenty of things to do within east driving distance. Liz was quick to get back to us, providing high chairs, travel cots and stair gates. Good communication. Excellent accommodation with plenty of glasses, plates & cutlery and all you need to cater for a large family and plenty of room for everyone to eat, and relax. The beds were all comfortable and all other facilities were fabulous, good quality and everything was spotless.The family loved the large games room and variety of games available. The owner was very friendly and was so kind to agree that the groomsmen for my sons wedding could get ready at the property so that we could take photos and leave for the wedding together. We would love to return for another family holiday. Highly recommend.

Small Lane Barn was just what you need in a holiday property, a fantastic home from home. Liz and Reuben are very welcoming hosts and should be very proud of the accommodation they have provided for quest to stay. The views are amazing and the hot tub was very pleasing at the end of a day out. We found plenty of places to visit from spa's to boats and steam trains. The Trentham Estate was a great place to visit. I would only have one comment and that would be to have a long mirror. A lady likes to have a long mirror.

We had a fantastic short stay at what I can only describe as a wonderful home from home barn. The property is superbly equipped with high end kitchen, and the attention to detail throughout is top class. We will without doubt stay again if in the area.

What a wonderful long weekend in such a rare find! The whole place was beautifully finished with amazing views and quiet evenings. Having access to a games room was the cherry on the cake for us and was used a lot! Liz, the owner, was on hand for any problems, with the only issues being parking and finding it can be a bit tricky, but Liz was brilliant. She let us know about road closures before we set off, helped with parking too and on top, let us have a 4hour early checkin. She checked the hot tub daily, which was a concern turned breath of fresh air for us. We had an incredible time and cant wait to give our annual trip a permanent residence!

From the outset, Liz was great & contacted us with everything we needed to reach the cottage. When we visited, there was a lot of snow and ice so Liz & Reuben actually sent us the best routes to avoid the worst of the weather. The house is just awesome and the standard of cleanliness and furnishings was nothing but exceptional. We had the best time and couldn't thank Liz & Reuben enough for their care and attention. Liz communicated well before our stay & gave clear instructions on how to find the barn. When we arrived the barn was spotless, every extra detail was there from sufficient cleaning products, towels to salt & pepper. I cannot fault this place at all & would definitely reccommend to others. Thank you Liz!
The barn was amazing, it had everything we needed and all the beds were very comfy. The jacuzzi was a great time to relax after the children had gone to bed. We had a lovely family break and will definitely be going again.
Thank you to all of you concerned with making our stay at Small Lane Barn a really enjoyable experience. All 8 of us were more than happy with the facilities, right down to the small detail. We made good use of the Hot Tub and Games Room facilities, which allowed for the girls their time, and the boys their's, as well as having plenty time together as a whole. We couldn't have been more pleased with our choice, and will no doubt be making a return in the very near future, all being well. Many thanks once again from all of us.

Alton Towers - ST10 4DB
about 12 Miles
Of course you can't mention attractions in Staffordshire without featuring the fabulous Alton Towers theme park.  The rides range from thrilling to quite simply terrifying although there are more gentle family rides for the little ones.  All ages are catered for here.  Some of the most famoue rides include Th13teen, Air, The Blade and Nemesis.  There is also a waterpark on site for some splashtastic fun. Look out for seasonal events taking place throughout the year such as Wonderful Winter, Pirate Weekend and The Ultimate Fireworks Event.  Check out their website for the latest admission costs and save money by booking your tickets online.
British Wildlife Rescue Centre - TN8 7AR
about 18 Miles
This is a really unique opportunity to see the fantastic work going on at this centre.  The purpose of the British Wildlife Rescue Centre is to treat and care for injured wildlife which cannot be released into the wild.  Many of the animals are brought to the centre by members of the public or the RSPCA.  Visit their website to see the picture gallery and to find out how to help if this is something which interests you.  There are also regular fundraising events such as the Sponsered Leg Wax.
Peak District National Park -

The Peak District National Park is the ideal place to relax and explore.  The stunning scenery will take your breath away and there is the opportunity to take part in ranger led guides and events.  These are ideal if you are new to the area or only staying a short time and want to see the best sights and walks.
Gullivers Kingdom - DE4 3NT
about 22 Miles
This is a top class theme park with plenty to do for the whole family.  From thrilling rides to more gentle activities for the little ones this place is ideal.  The best thing is that 50% of their attractions are under cover so the British weather needn't spoil the fun.
Gulliver's Kingdome - WA5 9YZ
about 22 Miles
Gulliver's Kingdome is a family friendly theme park offering many attractions for children of all ages. The site is rather unique and features a huge array of rides including log flumes, roller coasters and pirate ships. For the little ones there are rides such as the veteran cars and the balloon wheel and Diego and Dora the Explorer are on hand to make sure they are having a great time. Between the 21st and 31st of October the park becomes a spooky Halloween spectacular with a range of shows and fireworks to enjoy. Standard prices are £12.00 for adults and children over 90cm. Group booking discounts are available.
Heights of Abraham - DE4 3PT
about 23 Miles
This unique attraction combines an array of activities.  If you have a look on their website there are some good video clips which give an even better idea of what this attraction is all about.  Some of the highlights include the Cable Car system which is actually Britain's first alpine style cable car system.  You are transported from the valley floor right up above where you can enjoy superb Dewent Valley Views.  You can also stroll around 60 acres of wooded hillside on foot to see an array of birds and wildlife.
Go Ape Cheshire - WA16 6RW
about 25 Miles
Out of all of the Go Ape! courses the one in Cheshire is the most spread out and it takes staff ten minutes to patrol the site on bike - which gives a good indication of the size of this place.  If you're looking for an adventurous and memorable day out then Go Ape is highly recommended.  Trek through the treetops, swing between the trees and enjoy zip wire rides all as part of your experience.  This attraction opens every day from the end of March to end October and is open on weekends in November.  Go Ape Cheshire is closed every Tuesday except school holidays.
Denby Visitor Centre - DE5 8NX
about 29 Miles
Denby visitor centre is a fun day out in the Derbyshire region with an array of activities iunder one roof.  An all weather attraction you can take pottery tours, see cookery demonstrations and visit Bourne's restaurant.  There are events and offers on throughout the year for example the Denby factory Shops sale where you can save £££s and October Creepy Crypt for Halloween where you can go along in fancy dress and have your face painted.  Booking is advised so check out the latest details on their website.
Gulliver's World Theme Park - WA5 9YZ
about 29 Miles
This is a very popular theme park with three different locations.  The theme park in Warrington contains not only the theme park but also Gullivers Splash Zone and Gullivers Star Studios.  The Solash Zone is a fully heated indoor water play factory fun for all ages which will appeal on rainy days.  Throughout the year there are seasonal events too such as the Halloween and Fireworks event taking place from 23rd to 31st October.  You can book online to save time and secure your tickets during busy periods.  Over 50% of the rides are actually under cover so you don't need to worry about the British weather spoiling the fun.
Hoo Farm Animal Kingdom - TF6 6DJ

Locally renowned for the Sheep Steeple chasing and daily goat races this is a really unique family attraction that the kids will love.  You can really get hands on with the farm animals with the animal handling sessions and you can have a go at teaching the parrots to talk!  The crazy craft cabin will keep even the most creative entertained with pottery and painting amongst other things. When you are in need of a rest head for the The Hungry Shepherd Tea Room where you can enjoy a bite to eat and children can burn even more energy in the indoor play area.
