Situated in rural Warwickshire, 3 miles from the market town of Rugby, the property enjoys a calm and peaceful setting just moments from the marina, while also offering easy access to the attractions and eateries of the bustling nearby town.

Rugby is a charming destination, much loved by sports fans. Discover the history of the town’s namesake sport at the World Rugby Hall of Fame and the Webb Ellis Rugby Football Museum, or visit Elliots Field Retail Park for shopping, fast food or a cinema trip.

If you enjoy an active lifestyle, you can walk the beautiful canal paths for miles with Hillmorton Locks (0.9 miles) and a quaint café (2.5 miles) along the way, or explore Draycote Water Country Park (6.5 miles), a haven for sailing, fishing and wildlife spotting in the heart of scenic wetlands. Fancy venturing further afield, spend an afternoon at Coombe Abbey (12 miles) or explore history at Warwick Castle (20 miles).

Designed with a reverse-level layout, enter the elevated ground floor before heading down to the bedrooms below. Upon entry, step into the hallway with a convenient WC, followed by the bright and appealing kitchen.

With fresh walls and modern appliances, the open plan kitchen diner is a great entertaining space. A delight for keen chefs looking to get creative whilst also providing an additional sofa and smart TV.

From here, patio doors lead out onto an enclosed balcony, as well as a side Juliette balcony, offering charming views of the canal. Back in the hallway, make your way into the inviting lounge, complete with comfortable seating, a further Juliette balcony, a Smart TV and a wood burner – perfect for cosy evenings in.

Suited to families with children of all ages this is a fantastic attraction in Northamptonshire.  There are many special events held throughout the year so don't forget to check what's happening while you are staying in the region.  Some highlights include the lambing weekends and the monthly local food fayres.
Old Dairy Farm Country Shopping and Craft Centre - LE14 3PF

From shopping to home cooked refreshments this is a wonderful day out in the pretty village of Upper Stowe.  You can enjoy amazing views over the Northamptonshire countryside and wander around the complex of stone built farm buildings.  Each building houses something different such as the Occasions Florist, Itsy Bitsy Gifts, Hayrack Gallery and Sheer Delights Lingerie.  When it's time for a rest the Barn Restaurant and Tea Room is the place to go.  There is a small selection of animals at the centre too which younger children will love.  They currently have two Kune Kune pigs, sheep, hens and ducks.  If you are looking for upmarket holiday accommodation in the Northamptonshire area then the luxury lodges at Wicksteed Park are sure to impress.
Catanger Llama Trekking - NN12 8LJ

This is a really unique attraction and certainly worth a visit in our opinion.  Established in 1995 and situated in the heart of the Northamptonshire countryside this attraction will appeal to those looking for something a little different.  You can't ride the animals but you can trek alongside them and enjoy the fantastic scenery.  From farm tracks to country lanes the gentle animals will carry your rucksack for you along the way.  There are personally guided treks available all year round and you will have your own Llama for the trek.

The Royal Forest of Rockingham in Northamptonshire is the perfect place to enjoy a range of outdoor pursuits including Walking, Cycling, Nature Trails and Horse Riding. The beautiful medieval hunting forest offers areas of ancient woodlands, agricultural land and peaceful stone-built forest villages. The forest is also abundant with wildlife including Deer, Squirrels, Butterflies and Birds.

With family fun for everyone a trip to this farm makes a memorable day out in Staffordshire.  Some highlights of the day might include the chicks and ducklings in a basket, goat kid walking, bottle feeding the lambs or bunny brushing.  Located in the Tamworth area of Stafforshire this attraction is easy to get to.  Look out for special events taking place throughout the year including weekend and school holidays when extra activities may be organised.  Don't forget to meet Chirpy while you are there - the extra large chick!
