Original features mingle with high-quality furnishings and thoughtful touches throughout this gorgeous barn conversion, which has a charming, modern-rustic style. Pale walls and wooden floors offer a fresh, restful feel that''s perfect for kicking back and relaxing.

Set on a working farm, it''s reached via narrow lanes and surrounded by pretty fields and meadows. Inside, you''ll find an open-plan lounge/diner with comfortable seating, a Smart TV and a pebble-effect electric fire, making this a great year-round choice.

The separate, galley-style kitchen has been elegantly designed and includes all you''ll need for preparing delicious meals, plus a dishwasher to make cleaning up easier. When you''re feeling tired, head up the stairs to find two delightful bedrooms, one king-size with an en-suite bathroom and the other a super-king-size (twin on request) with an en-suite shower room.

Both rooms have Smart TVs. The enclosed courtyard outside is a safe space for children or dogs to play, while you grill something tasty on the BBQ and enjoy the fresh Devon air.

Private hot tub perfect for use in all weathers due to its unique enclosure. You also have the benefit of private, off-road parking for two cars.

Explore this scenic area by foot or by bike, or head to the Exmoor National Park, 15 miles, for more rugged walking through heaths and woodlands. If you feel like a day at the beach, you can be at Westward Ho!, Saunton, Woolacombe or Ilfracombe within 19 miles, while the delightful shops and eateries of Barnstaple, Bideford and South Molton are all less than 12 miles.

Nice cottage. Large hot tub. Extremely quiet remote location. Great field for dogs. Fully enclosed garden. Would recommend you bring essentials, eg. Bread, butter, eggs as not supplied and nothing for breakfast in morning. Cream tea is provided upon arrival.

We had a wonderful stay at this lovely property. It was clean, comfortable, and had everything we needed for a relaxing break. The location was perfect â?? peaceful, with a beautiful walk through the fields (part of the ownerâ??s land), ideal for enjoying time outdoors with the dogs. We couldnâ??t have asked for more and would happily stay again!

We were met by Sam at the entrance and had such a warm welcome. Freshly cooked scones waiting for us. Austen cottage was wonderful. Hot tub and garden area very relaxing and the designated walk around the perimeter of the farm fields was very pleasant indeed. Perfect for the dog. Many thanks Sam and Steve. I would thoroughly recommend Austen Cottage! We had a lovely stay when in the area for the Barnstaple Marathon. The location is peaceful and remote and the cottage beautiful and well equipped with a fantastic bonus of the hot tub! Would definitely stay again if in the area.

Wow, what a place Sam and Steve have created to share. From the welcome tray of delicious fresh scones with all the trimmings to the little touches of luxury around the cottage, the hosts have clearly put a lot of thought into the property and beyond. The hot tub hut is a fab addition to the cottage and was really fun to shelter from the rain in there. We also loved the walk theyâ??ve created to run the dog and his treats, bedding and bowls that Sam provides as part of the stay. This cottage meant our three night escape was exactly what we needed - a place that felt like home without all the odd jobs to think about. Would thoroughly recommend a stay here and look forward to coming back again soon

Very nice property, plenty of room. Large outdoor space with a hot tub. Very quiet location. People with mobility issues may struggle with the stairs.

Austen Cottage is a beautifully presented property and the owners have added in some extra touches to make sure you have everything you need for a perfect holiday. We loved relaxing in the hot tub after spending the days exploring the area. The location is perfect for day trips to many locations and activities in North Devon. As stated there are single track lanes to reach the property but don't let this deter you. It's a relatively short distance and the lanes are very quiet, we only encountered one other car during our whole week. We wanted somewhere peaceful and quiet with beautiful views and this cottage provided all of that and more.

Superb accommodation, great hosts and a hot tub to relaxe and unwind in after a long day out, what more can you ask for? how about a welcome pack of fresh scones, jam, clotted cream, freshly ground coffee, Sam had that covered too :) Great communication from Sam prior to arrival and after we left. During the stay she was jus a phone call away not that we needed to ask anything as she had left lots of information on walks, places to visit , restaurants and more. We took our German shepherd with us and he throughly enjoyed his stay, there is a large private field gated and enclosed where he could run and play to his hearts content. Book in confidence you wont be disappointed. We will definitely be back at some stage.

A beautiful property furnished to a very high standard. The owner met us on arrival and was really warm and friendly answering any questions we might have had. We were also greeted with a lovely scone and cream tea which was a really nice touch. The accommodation was immaculately clean and just like a home from home providing an excellent base to explore the area. I highly recommend this cottage to anyone looking for a nice peaceful holiday location in a lovely well maintained cottage.

We hade a very comfortable and relaxing week at Austen cottage, it really is one of those places that is just great to come back to after a day out. Thereâ??s plenty of space, the beds are comfy, itâ??s very clean and the outside space is perfect for watching the house martins (swifts?) of an evening. The location is quiet and peaceful, Sam the owner was there to welcome us and was friendly and responsive with any queries. The lanes were definitely â??made in Devonâ?? but we were able to walk and run them without needing to jump in the hedgerows too often. Would highly recommend as a spot to enjoy the best of Devonâ?¦ and the pizzas from Pig and Olive van at Umberleigh station (Wednesdays)!

Austen Cottage was a very well presented and spacious cottage. Beds and sofa were very comfortable. The hot tub was a bonus and very well thought out. This cottage is catered to hiring up to 2 dogs with bedding, covers, feeding and drinking bowl plus a outside hose if your dogs get dirty. They have a large area to walk your dogs or play with some spectacular views of the Devonshire countryside. The lanes for a few miles leading to the cottage are only 1 vehicle width so caution is needed. You are welcomed with a nice cream tea on arrival. Some lovely places to visit with Sauton Sands a must to take your dogs as this is the only beach that welcomes dogs all year round. The owners are on site any queries they are at hand.

Fantastic cottage and grounds. Well equipped and spotlessly clean throughout. We just couldnâ??t fault anything at all. So beautifully decorated, furnished and finished it most definitely felt like a place of relaxation and rest. Very well though out by the owners with the guests comfort in mind. The outside space was excellent for both us and our doggy. All securely fenced and a brilliant covered area for the hot tub. The farm is beautiful and the owners provided a map of the grounds so we could enjoy the land and views. The location was great for exploring along the north coast with excellent amenities just 10 minutes away in a car. The small country lanes are part of its charm, with very little passing traffic and fantastic views. Thank you to Sam & Steve for being excellent hosts. We would love to coming back!

My husband, 16-year-old son, and I had an incredible time at Austen Cottage. After a long drive, we were warmly welcomed by Sam, the owner. The cottage exceeded our expectations, and upon our arrival, we were treated to a delightful cream tea and a generous supply of tea and coffee. Our two dogs were thrilled to explore the vast farm, which provided them with ample opportunities for long walks through the fields and woodland. We highly recommend Austen Cottage and will definitely be returning in the future.

Absolutely wonderful cottage. One of the very few we would come back too. Like a home from home. Itâ??s remote (ish) set in a beautiful Devon rural farming landscape. The lanes are made in Devon. Narrow. This took nothing away from our stay. Our hosts were welcoming and ready to help if needed. The cottage is bright and welcoming. The cream tea delicious. Upstairs the bedrooms are comfortable and the bathrooms clean and functional. Outside space was nice but alas not used too much due to the English late summer. Close to lovely countryside walks. A little further by car too all North Devon has to offer. We had a great stay and would more than recommend it to others.

Great place with a secure garden/yard for the dog and fields on the doorstep for dog walks. The cottage a good size for up to 4 and is well equipped, clean and modern.

We had a lovely week away at Austenâ??s Cottage. We had a warm welcome from the owners, Sam and Steve, and a freshly baked cream team was waiting for us. The cottage was very well equipped and comfortable. Jessie our dog loved her own bed, bowls, treats and the suggested walk on the farm by the river. Weâ??d love to come back!

We booked just 3 days before arrival and received all of the arrival details including a phone call from the owners which were clear and helpful. On arrival we were met with a warm welcome and a well needed plate of scones and cream. The cottage is beautiful and very well laid out. As a family with 2 teenage boys we all had enough space and we had everything we needed there including an en suite in each of the bedrooms which were really useful too. The cottage was cosy in the evenings and has privacy in the courtyard area for alfresco dining/ breakfast etc. Location was good and allowed easy access to lots of areas to explore further afield on the local road networks. We had a fantastic stay and would definitely come back again.

As well as gorgeous scenery, picnic areas and plenty of space for children to play the park offers a Play Area, Tea Room serving local produce, a Petting Zoo where little ones will love meeting the affectionate animals and Nature tTails. Exmoor Zoo is described as a "family zoo" on their website and it certainly makes a great day out for families.  There are many exotic and rare animals as well as birds to see which are living in natural surroundings.  Some recent improvements at the zoo include a new 5 metre tower at the cheetahs and raised walkways at the "beast".  There is also a new viewing platform over the sitatunga.  As well as the amazing animals to experience there are regular fun activities such as face painting, daily events and zoo trails.
Combe Martin Wildlife and Dinosaur Park - EX34 0NG

Combe Martin Wildlife and Dinosaur Park  is a big hit with families and has a wonderful setting within 26 acres of Sub Tropical grounds. During a stroll around the site you will encounter so of the worlds most endangered animals and also take a peek back to prehistoric times when Dinosaurs roamed the earth. The park is home to the worlds only full size animatronic Tyrannosaurus Rex as well as Lions, Wolves, Sea Lions, Meerkats and many other species, Top attractions include the amazing Sea Lion Shows, Falconry Display and Sea Lion Swims.

The Milky Way Adventure Park is a fun day out for the whole family and has rides and attractions for all ages. There are four major rides including a thrilling roller coaster and an amazing vertical slide for the older kids and grown ups and six fascinating live shows which will entertain the whole family. During your visit you can enjoy bird of prey experiences, find your way out of the maze and feed and cuddle the baby animals.

The Donkey Sanctuary is a working refuge for rescued Donkeys but is also a popular place for a day trip in South Devon.
