The elegant family bathroom on this level provides everything you need to wash off sandy toes. The open-plan lounge/diner upstairs boasts vaulted ceilings, a feature wood burner and captivating views across Instow to Appledore and beyond through the stunning picture windows; head out onto the balcony to catch some breathtaking sunsets.

The adjoining contemporary kitchen features a second balcony, a gorgeous spot for your morning coffee. You’ll also find a cosy snug upstairs, as well as a games room on the ground floor.

Enjoy the sounds of the sea in the beautifully landscaped, enclosed patio garden, home to a delightful hot tub and bespoke washing points for pets and surfing equipment. There is private parking for four cars at the property.

The postcard-perfect village of Instow boasts a sandy beach less than 50 metres from your doorstep, as well as some wonderful independent pubs and delis showcasing seasonal local produce. Join the Tarka Trail (less than 0.5 miles), a traffic-free walking and cycle path occupying a disused railway line, to follow the estuary to reach the market town of Bideford (4 miles), to stroll along its stunning quayside.

Hop aboard the seasonal passenger ferry from Instow to the fishing village of Appledore (6 miles) to discover its quaint narrow streets or enjoy a traditional bucket and spade day at the gloriously golden Westward Ho! Beach 5.5 miles away.

As well as gorgeous scenery, picnic areas and plenty of space for children to play the park offers a Play Area, Tea Room serving local produce, a Petting Zoo where little ones will love meeting the affectionate animals and Nature tTails. Milky Way Adventure Park - EX39 5RY

The Milky Way Adventure Park is a fun day out for the whole family and has rides and attractions for all ages. There are four major rides including a thrilling roller coaster and an amazing vertical slide for the older kids and grown ups and six fascinating live shows which will entertain the whole family. During your visit you can enjoy bird of prey experiences, find your way out of the maze and feed and cuddle the baby animals.
Exmoor Zoo - EX31 4SG

Exmoor Zoo is described as a "family zoo" on their website and it certainly makes a great day out for families.  There are many exotic and rare animals as well as birds to see which are living in natural surroundings.  Some recent improvements at the zoo include a new 5 metre tower at the cheetahs and raised walkways at the "beast".  There is also a new viewing platform over the sitatunga.  As well as the amazing animals to experience there are regular fun activities such as face painting, daily events and zoo trails.
Combe Martin Wildlife and Dinosaur Park - EX34 0NG

Combe Martin Wildlife and Dinosaur Park  is a big hit with families and has a wonderful setting within 26 acres of Sub Tropical grounds. During a stroll around the site you will encounter so of the worlds most endangered animals and also take a peek back to prehistoric times when Dinosaurs roamed the earth. The park is home to the worlds only full size animatronic Tyrannosaurus Rex as well as Lions, Wolves, Sea Lions, Meerkats and many other species, Top attractions include the amazing Sea Lion Shows, Falconry Display and Sea Lion Swims.
Dingles Steam Village - EX14 0RS

Dingles Steam Village is an all weather attraction crammed with activities for the whole family to enjoy. The site has a wonderful Café serving home cooked meals, a fun Soft Play Area for younger children, an Agility Course for older kids and several Nature Trails for the family to explore together. The site also displays working and static exhibits of Steam Engines as well as old Fairground Rides so is educational as well as fun!
