About Beach House Kessingland

This grand Victorian beachfront residence is the perfect place for an extra special getaway with a group of friends or family. With sea views from the spacious, elegant kitchen/diner for an unforgettable dinner party, a games room for competitive evening games or watching a movie on the home cinema plus a large garden with a sunken trampoline for the little ones, you’ll have plenty to keep you busy.

Enjoy lazy beach days with your four-legged friends and human guests on the Suffolk Coast and explore the nearby nature reserves. On the ground floor of the property is a contemporary kitchen with a breakfast bar on the island plus a long wooden dining table with bench seating.

Store your beach kit in the cloakroom/utility room which backs onto a hot outdoor shower. In the basement is a games room with a home cinema, pool table, plenty of games plus soft seating.

Four bedrooms plus a family bathroom can be found on the first floor – three super-king-size zip-and-links, two with en-suites, plus a bunk bedroom with an en-suite. The second floor has another family bathroom plus four bedrooms – a single with an en-suite, two twin rooms and a super-king-size zip-and-link with a mini kitchenette and an en-suite.

Outside is a spacious lawned garden with a trampoline, slide and Wendy house plus a decked area with seating. The property also features an indoor heated swimming pool housed in a glass-fronted building with beautiful sea views, located immediately next to the house.

During your stay in the seaside village of Kesingland, on the edge of the Suffolk Coast and Heaths Area of Outstanding Natural Beauty, the sand and single, dog-friendly Kessingland Beach is 200 metres away. You’ll also have a handful of restaurants and shops within 0.5 miles if you need a night off from cooking or to pick up some supplies.

This house is very comfortable and well equipped. From early 2026, it will have a brand new indoor pool. The garden and terrace have an amazing view over the sea. We would love to return in summer to make best use of the facilities. The owner kept us informed about everything and was really helpful throughout our stay. The basement contains a new huge TV, having replaced a projector entertainment system.

Absolutely fantastic location. The view is magnificent and access straight onto the beach was so appreciated. House is spacious with plenty of hot water and rooms thoroughly cleaned although somewhat tired and in need of a bit of TLC regarding internal paintwork and furnishings. Photographs are slightly misleading, as clearly taken when the property was refurbished six or seven years ago. All in all for seven adults, three children and dogs we had a wonderful relaxing week.

Beautiful house, beautiful setting. Our 3 children loved the garden so safe and kept them entertained and very happy. Enjoyed doing yoga on the rooftop terrace, wow what a view. Reading and enjoying a coffee up there was just heavenly. The hot tub was great, we had a stunning view in the evening enjoying the moon over the sea. The kitchen was very well equipped, great for big gatherings. The beds were very comfortable and bathrooms very clean. The beach is just there, at the bottom of the garden! I very much recommend this to anyone with children it ticks all the boxes. Thank you once again Beach House

Excellent, lots of space & information. A lot of stairs but our group of 11 aged from 75 to 87 didn't have any problems. Really good parking Usurpassed access to the beach. Lovely enclosed safe garden for young children and doddering old folks alike.

Fabulous accommodation for an extended family . We were a group of thirteen and there were plenty of options for sleeping. There is everything you could need for cooking and serving meals. The children loved the garden and basement and the range of toys and games provided.

A lovely house for a family celebration with three generation. The games room was a great hit with the teenagers. Everyone really enjoyed the hot tub and lovely walks on the beach.

As describedâ??very comfortable beds, a clean house, and a well-equipped kitchen. A wonderful nature reserve with a bird hide within walking distance. It was a shame that the Wi-Fi was not working, as we were there for a working retreat. However, these things happen, and we managed. After many attempts, for which we were grateful, access was only restored in the kitchen on the afternoon before we left.

Lovely big house with amazing views, great for big family gatherings. Plenty of parking spaces for all cars. Has everything you need or require. Pub and fish and chip shop within an easy stroll along the path from the back garden. Nice peaceful stay, very relaxing, would definitely recommend.

Four generations of our family stayed at this lovely house, and it catered to every one of us. It is comfortable, well-equipped, and spacious, with wonderful views over the beach. We had a fantastic break and did not want to leave. The hot tub is a must. It was great fun.

The property was very clean, warm and welcoming with comfy beds and pillows. Large bedrooms over the upper floors, (but note the 2nd floor stairs are steep and narrow), the views from the roof terrace are very impressive. The garden was large and securely fenced. We had a wonderful multi-generational family get together in this property and wouldnâ??t hesitate to book again.

Lovely property located right on the beach. House has the wow factor as soon as you step in ... from the stain glass windows. The kitchen is massive fully equipped. The bedrooms are all spacious most have unsuited. Down stairs the basement has a games room and toys for the kids. More are hidden away under the benches. Garden excellent for kids all enclosed and overlooks the beach. Wifi is not very strong kept dropping and we had no phone signal in house. We booked the hot tub .... was lovely.

This was the second year we have visited Beach House as last year we enjoyed our stay so much. The house and location is just perfect for a family holiday, in particular the large open plan dining/kitchen area, the games room, the garden and being able to walk onto the beach from the garden. Absolutely ideal for children and dogs. The views are stunning. There are a few "niggles" that need attention but this certainly didn't detract from a fabulous holiday. We would definitely return again.

Africa Alive - NR33 7TF

Africa Alive is one of Suffolk's largest attractions and one of the most popular in the whole of the UK.  The Africa themed park is very unique and gives visitors the chance to see some amazing creatures in a habitat which is as close to nature as possible. The park can be explored by car and on foot and Hyenas and Giraffes are just some of the animals you will encounter as you make your way around the park. Watch out for the lightning fast Cheetahs and keep your eyes peeled to spot the more reclusive creatures. During a day at Africa Alive there will be plenty of shows and educational talks taking place and if the weather turns then the indoor Adventure Play Ground comes in very handy. The site also has a well stocked Gift Shop and a Discovery Centre.  
Pleasurewood Hills Theme Park - NR32 4TZ

Pleasurewood Hills Theme Park is an amazing 50 acres area of stunning coastal parkland and is packed with family friendly rides and attractions. This park is an excellent choice for families with children of varied ages as there are a number of small rides for the little ones as well as some adrenaline boosting white knuckle rides for teenagers. As well as rides the site hosts some fantastic shows including the ever popular Sea Lion and Parrot encounters. At Halloween, Christmas and Easter other themed shows can also be enjoyed.  The site also has a good range of places to eat and drink whether you are looking to spend a leisurely hour relaxing with a meal or just grab a quick snack.
Bewilderwood - NR12 8JW

Bewilderwood is a fun day out for the whole family located in the Wroxham area of Norfolk.  This imaginative adventure park has won awards and we think kids especially will love the characters and the magical tree houses. You can even book your ticket online and beat the queues by visiting their website where you can also view video clips of the park. This place is also the setting for the book 'A Boggle at BeWILDerwood', by local children's author Tom Blofeld.  Parents are not left out either as you're encouraged to take part and play alongside your children.
Banham Zoo - NR16 2HE

This award winning wildlife attraction has much to offer both families and couples looking for a fun and educational day out.  You can discover a whole wild world of animals with over 1000 different animals from around the world. You will probably want to try and spend the whole day here so you don's miss out on anything.  Highlights include the amazing animals presentation, the birds of prey display and the feeding talks, all of which take place at set times of the day.  This attraction is fantastic value for money and highly recommended.  Their latest event is the Snow Leopard Club Naming Auction and there has recently been a baby giraffe born at the zoo.
Suffolk Owl Sanctuary - IP28 6HX

This amazing owl sanctuary located in the Stowmarket area of Suffolk should be high on your list of places to visit in the area.  The attraction is also a registered charity and carries out important work in the care & rehabilitation of owls from the region.  The sanctuary also raises awareness of owl conservation throughout the UK.  Between April and the end of September there are two superb flying displays each day so you should try and make your visit coincide with one of these displays if you can.
